What can you expect from your RE/MAX agent?
A variety of specialized tasks have to be completed when buying a home and an experienced Realtor can be invaluable in completing those tasks. Here is a summary of the services the Realtors at RE/MAX Associates Realty are ready to provide. Your agent will help you with:
Getting ready by:
- Pre-qualifying you for financing so that you will have an idea of how much house you can afford and what type of monthly obligation would be involved;
- Showing your price range on the Multiple Listing Service and other sources; and
- Providing information on schools and other city services, as well as tax rates.
Searching the market by:
- Taking you on an inspection tour of listed properties, new construction or even "for sale by owner" homes you might consider;
- Providing detailed information about each house or by obtaining answers to your questions quickly; and
- Obtaining a seller's disclosure document describing any known material facts about the home's condition.
Negotiating a contract by:
- Preparing the proper sales contract forms when you're ready to make an offer on a home;
- Assisting you with any procedural questions on how to complete the offer; and
- Presenting the offer to the seller and coordinating any counteroffers or modifications on your behalf.
Arranging financing by:
- Providing information about current mortgage loan terms and guidance on the various sources of loans;
- Serving as a liaison between you and your loan officer throughout the transaction.
Preparing for closing by:
- Providing guidance on the things that must be done before closing;
- Helping you arrange for the required professional inspections of your new property;
- Providing access to the home for any last-minute inspection;
- Coordinating the closing process with the lending institution, title/closing agency and you.
- Negotiating an interim lease for buyers who need to move in prior to closing or sellers who become tenants for a short time.
Without a contract to represent the buyer, your agent can help you find the home you want, but technically, he or she works for the seller and is not allowed to provide information that would harm the seller's interest. Under Texas law, however, you can be legally represented by an agent simply by signing what's called a "Buyer's Agency Agreement." This is a common step and allows your agent to:
- Counsel you on how much to offer and how to respond to a counteroffer; and
- Negotiate a contract on your behalf.
